Project Overview

When Ronpak needed to protect a multimillion-dollar paper packaging machine from dust contamination and unnecessary warehouse traffic, they partnered with Martin Specialty Coatings (MSC) to design and construct a full-height warehouse demising wall. The project created a dedicated manufacturing space while maintaining operational flexibility through strategically placed overhead doors.

The Challenge

Ronpak's paper packaging machine represented a significant capital investment, making equipment reliability and uptime a top priority. The existing warehouse layout allowed dust, drafts, and frequent pedestrian and forklift traffic to pass near the sensitive manufacturing equipment, increasing maintenance requirements and the potential for costly production downtime.

The company needed a durable warehouse partition that would:

• Separate the manufacturing area from warehouse operations
• Minimize airborne dust around the equipment
• Reduce unnecessary foot traffic
• Maintain efficient warehouse access when needed
• Meet fire code requirements for the newly divided space

The Solution

Martin Specialty Coatings served as the general contractor, managing the complete design and construction of a custom 169-foot-long by 32-foot-tall demising wall engineered specifically for Ronpak's facility.

The project included:

• Construction of a full-height partition framed with 5.5-inch metal studs
• Installation of a reinforced box beam header with horizontal bracing for long-span stability
• Installation of:
  • One 12' x 14' high-speed overhead door
  • One 12' x 14' manual chain-operated overhead door
• Installation of 5/8-inch gypsum board extending from floor to roof deck
• Fire caulking of all penetrations and deck connections to create a code-compliant barrier
• Level 4 drywall finish with professional painting
• Installation of protective bollards around overhead doors
• Installation of two new 3'-0" x 7'-0" hollow metal exterior doors to satisfy Fire Marshal requirements

The completed partition created an airtight separation that significantly reduced dust migration and drafts whenever the overhead doors remained closed while still allowing operational access between warehouse spaces.
